🏠 Veterans Property Tax Exemptions
New York State Real Property Tax Law
New York State offers several property tax exemptions for qualified veterans, designed to reduce the assessed value of a veteran’s primary residence. These exemptions are optional for local governments and school districts, meaning availability and exemption amounts may vary by location.
1. Eligible Funds Exemption
This exemption reduces the assessed value of a property by the amount of “eligible funds” used to purchase it, up to $5,000.
✅ What Qualifies as “Eligible Funds”?
Funds received by the veteran from:
-
Veterans’ pensions or bonuses
-
Insurance monies, dividends, or refunds related to military service
-
Compensation paid to prisoners of war
-
Mustering-out pay
-
Other similar military-related benefits
🔍 Key Details:
-
Applies only to general municipal taxes (county, city, town, or village)
-
Does not apply to school taxes or special district levies
-
Not limited to the veteran's primary residence
🪖 2. Alternative Veterans Exemption
This exemption is available to veterans who served during wartime and offers:
| Service Type | Exemption Amount |
|---|---|
| Wartime Service | 15% of assessed value |
| Combat Zone Service | Additional 10% |
| Service-Connected Disability | Up to 50% of disability rating (e.g., 20% disability = 10% exemption) |
🔍 Key Details:
-
May apply to general municipal and school taxes
-
Does not apply to special district levies
-
Limited to the veteran’s primary residence (including, at local option, co-ops)
-
Not based on eligible funds
❄️ 3. Cold War Veterans Exemption
(Real Property Tax Law, Section 458-b)
This exemption is for veterans who served during the Cold War period (September 2, 1945 – December 26, 1991) and:
-
May provide up to a 15% reduction in assessed value
-
Some localities offer an additional exemption for service-connected disabilities
🔍 Key Details:
-
Only for residential property
